Terms of use

Unregistered Land Finder is run by [your full name], a sole trader trading as Unregistered Land Finder, of [address] (“we”). Contact: [contact email]. By using the site or buying a membership you agree to these terms.
What Unregistered Land Finder is
Unregistered Land Finder is a research tool. It shows land that appears to be missing from HM Land Registry’s index, derived from public data. It does not tell you who owns land, that land is unowned, or that you can claim it. Unregistered land is usually still owned. Nothing on the site is legal advice.
Your responsibilities
- Check any plot with HM Land Registry and take independent legal advice before acting on it.
- Don’t enter, fence, damage or occupy land you don’t have the right to be on. You are responsible for what you do on the ground.
- Don’t scrape, copy, resell or redistribute the data in bulk, or share your account.
Membership
Membership costs £25 a year, including any VAT, paid in advance through Stripe. It renews automatically each year until you stop it. You can stop the renewal any time from your account page and keep access until the end of the year you’ve paid for.
Your right to cancel
Membership is digital content supplied online. Normally you would have 14 days to cancel. When you join, you ask us to give you access immediately and confirm that you understand you lose that right once access starts. Because access starts as soon as your payment is confirmed, membership payments aren’t refundable, except where the law requires it, for example if the service is faulty. We send you a confirmation of this by email.
If you stop your renewal before the renewal date, you won’t be charged again.
Accuracy and liability
We work hard to make the data useful, but it comes from third-party sources, is approximate and may be out of date. We don’t promise it is accurate or complete. To the extent the law allows, we aren’t liable for losses arising from decisions you make using it. Nothing in these terms limits liability that can’t legally be limited, or your statutory rights as a consumer.
Fair use
We limit how much data one account can load per day to stop bulk copying. We may suspend accounts that break these terms.
